Job Description

Position Summary:

General maintenance and repair on senior apartments. Interaction with contracted vendors as well as residents. Performing minor building maintenance and repairs.

Essential Duties:
  • Inspect and diagnose problems in the apartments and decide on the best method to correct them.
  • Typical repairs include: unclogging drains, trouble shooting and fixing electrical outlets, minor HVAC repairs, and various minor plumbing repairs.
  • Maintenance duties to include assisting with quarterly inspections, checking smoke alarms, changing furnace filters, checking plumbing for leaks, etc.
  • Grounds keeping: Walk each property weekly and assess for hazards.
  • Assist with making apartments ready for occupancy within 30 days of vacancy.
  • Meet with contractors to complete specialized contract work.
  • Clean office, sweep or vacuum, mop office floors, dust.
  • Clean, sanitize, and stock supplies in rest rooms.
  • Gather and empty trash and dispose of.
  • Order supplies and equipment as needed for cleaning, stock, and maintenance duties.
  • Maintain and promote the cooperative, harmonious, teamwork environment Miami Valley Community Action Partnership strives to promote within the workplace.
  • Maintain and promote an atmosphere of dignity and respect in line with the philosophy and policies of Miami Valley Community Action Partnership.
  • Represent Miami Valley Community Action Partnership in community and collaborative meetings as needed.
  • Set and observe appropriate boundaries with clients; observe client confidentiality and HIPPA protocols.
  • Other duties as assigned.
Qualifications:

Must be flexible and able to adapt readily to tasks assigned. Must enjoy working with community groups. Must have good communication skills and ability to document services on agency forms. Must be sensitive to the needs of the elderly.

Education and Certifications:

High School Diploma or equivalent.

Experience:
  • Required to have a valid Ohio driver's license, access to dependable transportation during working hours, and be insurable on Agency policy.
  • Ability to be dependable throughout all seasons of the year.
  • The job's functions require the following physical demands: occasional lifting (50 pounds' maximum), carrying pushing and/or pulling; some climbing; some stooping, kneeling, crouching and/or crawling; and significant reaching, handling, speaking, writing hearing, frequent standing, walking and lifting.
  • Ability to adhere to sanitation requirements. Must be neat and clean in appearance. A general ability to understand and operate grounds and office maintenance equipment as needed.
  • Subject to criminal background check, pre-employment and random drug and alcohol testing and MVR.

The incumbent is required to use hands to finger, handle, or feel objects, tools, or controls. Specific vision abilities required by this position include close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus. Also required is frequent hearing and talking, in person and on the telephone. More than 90% of time is spent indoors. The condition of the air is normal/average air conditioned/ventilated. The noise level is normal to loud within an active community center environment.
