Your Role: How You Will Contribute

As a Community Manager, you will lead the daily operations of our apartment communities, which include Section 8, tax credit, and market-rate units. Your leadership will foster an engaging team environment focused on putting residents first, ensuring a comfortable and safe community to call home.

Essential Functions and Responsibilities

  • Lead a team of leasing agents and maintenance professionals to create exceptional resident experiences.
  • Maintain occupancy levels at a minimum of 98%.
  • Complete move-out paperwork in accordance with regulations.
  • Conduct unit move-out, annual, and housekeeping inspections promptly.
  • Review and approve rental applications.
  • Ensure timely collection and deposit of all community funds.
  • Audit resident files for accuracy before supervisor review.
  • Assist the Regional Manager with audit responses.
  • Build positive relationships with community owners and residents.
  • Process community invoices and maintain adequate supplies.
  • Manage community staff payroll.
  • Complete required reports for government agencies and the company.
  • Uphold community standards as per company guidelines.
  • Perform other related duties as assigned.

About You

  • You possess a high school diploma or GED.
  • 1+ years of experience as a residential property manager (HUD/Section 8 experience is a plus) or 3 years in a general manager role with strong leadership skills.
  • You have strong computer skills, including Microsoft Word, Excel, and Teams; experience with Yardi or similar platforms is a bonus.
  • You are analytical with a solid understanding of financials.
  • You communicate effectively and are engaged in your work.
  • You are detail-oriented and deadline-driven.
  • A valid driver’s license is required.
  • Certifications like COS, LIHTC, HCCP, or AHM are a plus, and you will have the opportunity to obtain them as an associate.
